Recently fund manager Warburg-Henderson "a joint venture between Henderson Global Investors and MM Warburg & Co.," touted their "belief" that they could invest $1.4 billion annually in pan-European property. The JV would split that amount 50-50 between equity and debt. Such a lofty investment would comprise approximately 25% of the ventures 4 billion 'euros' worth of gross assets under management. These assets are tied to a special type of German investment fund for institutional investors known as spezialfonds. Of the 4 billion euros, approximately 2.5 billion consists of actual equity, the rest existing in debt form. The company sighted an additional 1 billion euros committed but undrawn from capital investors.

Several weeks ago Warburg Pincus LLC, the U.S., arm of the Warburg family empire implied that it had held discussions with a number of their clients detailing their plan to invest more than 80% of its $15 billion pool in unnamed projects. Warburg Pincus has agreed to work with KKR & Co., and Apax Partners LLP in seeking new funds for investment. Last year proved to be a slow year for private equity firms such as Warburg Pincus, as they have concentrated on repaying debts owed to a number of pension funds. Warburg Pincus also announced their consideration of floating an IPO for Ziggo BV, a Dutch cable company for $1.5 billion. Their most important holding may be Interactive Data Corp., a firm that provides financial market data. They also completed an acquistion involving Rural/Metro Corporation, a holding company engaged in the private fire protection services business.

The Interactive Data looks like Buffett`s holding and ownership of Moody`s. A very good deal for Buffett. It sounds like this may be a cover for something else like Warren vouching for all those toxic investments that Robert Kiyosaki was crowning about.
